New five-bedroom home in the Queen Anne neighborhood of Seattle. The
entire site was redeveloped except the alley-fronting garage (which was
later also replaced - see 'Queen Anne Garage and Accessory Dwelling
Unit'). Goals included maximizing size while maintaining a
Craftsman-inspired facade and interior detailing, an open and inviting
main floor for large family entertaining, and incorporation of green
features including insulated concrete formwork, zoned in-floor hydronic
radiant heat, on-demand water heating, pre-plumbing for roof-mount solar
water preheating panels, and sustainably-sourced materials.
